Scott Chelette  Restrictive zoning laws may be "democratic", but that doesn't mean they're voluntary.  Are taxes voluntary?  Are gun control laws voluntary? Similarly, many property owners would prefer to rent to / build for immigrants, black people, poor people, etc  but are prevented from doing so by democratic, but non-voluntary restrictive zoning laws.
