I recommend renting out via Airbnb for the first month.  CA's laws are absurdly pro-tenant, and most of them kick in after 28 days.  Renting via Airbnb first allows you to get a much better sense of what the person is like, and whether you will get along long term.  Airbnb also screens out many bad tenants, and tenants are incentivized to behave well to keep their rating up so they can continue to use the plattform.
